High Desert Metal & Roofing — Chino Valley, AZ

The high desert
breaks roofs. We build the exception.

Heavy-gauge metal roofing, manufactured home roof-overs, and penetration seals built for straight-line winds, wildfire embers, and winter snow. Serving the ranches, mobile homes, and off-grid builds of rural Yavapai County — wherever the road goes.

01 — The Outfit

No franchise. No fleet of branded Suburbans. One licensed contractor who answers his own phone.

City contractors stop where the pavement ends. That’s where we start.

Homes out here take a beating city roofs never see: straight-line winds that peel shingles like tape, winter snow loads, monsoon rain driven sideways, and summer sun that cooks asphalt at 110 degrees. High Desert Metal & Roofing exists for exactly this country — a rugged, no-frills outfit built around what rural Arizona properties actually need.

Tom Guthrie, licensed residential contractor and owner-operator, drives the washboard roads city outfits won’t touch — out to ranches, manufactured homes, pole barns, and custom off-grid builds around Chino Valley, Paulden, Ash Fork, and Seligman. Most of his work has never come from an advertisement. It comes from word of mouth: the feed store, the diner, a neighbor’s roof you’ve probably seen driving past.

The result speaks from the rooftop: heavy-gauge metal, honestly installed, priced straight, and built to outlast everything this desert throws at it.

02 — What We Build

Three trades, done properly.

No subcontracted crews, no mystery line items — the work Tom quotes is the work Tom does.

Tough Metal Roofs

Heavy-gauge corrugated and standing seam metal — the last roof most rural properties will ever need. Panel-over-panel fastening, sealed ridge caps, and finishes rated for decades of high-desert sun.

  • Corrugated & standing seam profiles
  • Class A fire rating — resists wildfire embers
  • Engineered for high wind & snow shed

Manufactured Home Roof-Overs

Older single-wides and double-wides were built with flat roofs that leak, then leak again. We frame a sloped metal roof-over right over the old one — killing chronic leaks, shedding snow, and adding an insulating air gap that cuts summer cooling costs.

  • Framed slope over chronic flat-roof leaks
  • Extra insulation layer — cooler in July
  • Most homes: never leave during the work

Rural Flashing & Penetration Seals

Rural roofs grow hardware: wood stove chimney pipes, skylights, solar mounts, vents and antennas. Each one is a leak waiting for a monsoon. We weatherproof every penetration with proper boots, storm collars, and flashed curbs built to survive wind-driven rain.

03 — Why Metal

Built for what this country does to a roof.

Asphalt has a hard life up here at 4,300 feet. Metal doesn’t flinch. One roof, four ways the high desert loses — and how metal wins every round.

Wildfire Embers

Ember-resistant Class A metal simply doesn't burn. When a fire moves through the brush, a metal roof is the difference between a close call and a total loss.

Straight-Line Winds

Gusts across the open grassland peel asphalt shingles like tape. Interlocking metal panels, screwed through the deck, are built to stay put.

Winter Snow Loads

Yavapai County winters are real. A sloped metal roof sheds snow before it loads the structure — flat roofs just hold it, and hold it, until they don't.

Intense UV & Heat

Summer sun bakes asphalt until it curls and sheds grit. Reflective metal finishes throw heat back into the sky and keep doing it for decades.

“An asphalt shingle roof in Yavapai County starts curling by year twelve. A metal roof here isn’t measured in years — it’s measured in decades.”

04 — How It Works

Done the old-school way.

No call center, no “project manager,” no invoice full of surprises. The way roofing worked when a handshake meant something — with modern materials and modern engineering underneath.

  1. You call — or flag him down

Phone works best, but word of mouth still runs this business. If you catch Tom at the feed store or the diner, ask him right there. That's how half his customers did it.

  2. Tom drives out — pavement optional

Ranch road, two-track, or 'past the green water tank, second cattle guard' — he's been there. No trip fee, no complaint about the washboard. Distance is his problem, not yours.

  3. The roof walk & the kitchen table

He physically inspects every slope, seam, and penetration — then sits down at your kitchen table and lays out the options in plain English. No slide deck, no high-pressure nonsense.

  4. One fixed price, in writing

Written up old-school on a carbon-copy pad: one straightforward price for the whole job. You keep the yellow copy, he keeps the pink one, and the price doesn't move.

Payment: checks, cash, or local credit-union financing

05 — Service Area

Rural Yavapai County, end to end.

Based in Chino Valley and working a hundred-mile circle of ranch roads, highway towns, and places the map barely names. Don’t see your town listed? Describe where you’re at — odds are good he’s driven past it.

06 — Word of Mouth

Advertised at the feed store since day one.

This business has never bought a billboard. Every job below came from a neighbor’s recommendation — and every roof protects one.

“Three roofing companies from Prescott wouldn't come out past the cattle guard. Tom didn't even blink. New standing seam roof on the ranch house, one price, done in a week — and it hasn't leaked through two monsoons.”

Standing seam — full replacement

“My double-wide leaked every single summer for nine years. Tom put a sloped metal roof right over the flat one, and it's the first July since 2016 I'm not keeping buckets by the door. Wish I'd asked around the feed store sooner.”

Roof-over — 1998 single-wide

“He sealed the wood stove pipe and the solar mounts on our off-grid cabin in one trip and explained everything at our table like we were neighbors. Because out here, we are. The carbon-copy quote went home and went on the fridge.”

07 — Straight Answers

Asked at the diner, answered straight.

The same questions Tom hears across kitchen tables, written down. Anything else — just call. He’ll tell you if you don’t need him, and that’s a promise.

08 — Book the Drive-Out

Your roof isn’t getting any younger. Neither is monsoon season.

Leave your name, number, and roughly where you’re at — Tom will call you back, usually the same day, and set a time to drive out. Prefer to skip the form? So does he.
